JACKSONVILLE, Fla. — The Downtown Investment Authority approves the design and construction details of the new Riverfront Plaza, which sits where the Jacksonville Landing once sat.
The developer for the project, American Lions LLC, is a New York-based company that says they “view the site as the gateway to the reinvigorated and re-imagined downtown Jacksonville,” in a letter addressed to the City of Jacksonville.
DIA met with the developers via Zoom to work out the details of both the land use and building specifications of the 486-foot tall skyrise combined with its neighboring park.
The 44-story building includes a podium-style base that fits a three-story parking garage hidden from the park’s view by an outdoor garden terrace and café.
The podium base will feature roughly 30 thousand square feet of retail space and restaurants and 15 thousand square feet for amenities, reminiscent of what locals loved about Jacksonville Landing.
The triangular tower will house more than 300 apartments, with a restaurant venue on the top floor. restaurant
The tower’s unique shape is said to minimize obstructing the view of the St. Johns River.
According to the letter by American Lions, “the base of the project will seamlessly connect and integrate into Perkins and Will’s Design for the new world-class public park.”
The park is said to feature a raised playground for children, set atop a café, and has handicap-accessible pathways with lush scenery for strolling families. There will also be a beer garden and water feature for pedestrians as they enjoy views of the river, or play on the grassy areas.
The building project will receive nearly 36 million dollars in incentives, as well as, 27.5 million dollars of a construction loan from the city, according to the term sheet from DIA
DIA approved the project to move forward as board members each voiced their excitement to revitalize the heart of downtown Jacksonville.
